That gray, slippery film on your deck boards is not wear and tear. It is mildew and algae feeding on Florida's year-round humidity. Left alone, it embeds deeper into the wood grain or composite surface every month. It makes the deck slick when wet, breaks down protective stain, and makes the whole thing look ten years older than it is.

The fix is not a garden hose and a scrub brush (you have tried that already). And it is not a rented pressure washing machine at full blast, which will splinter wood and void composite warranties. Wood decks

Pressure-treated pine, cedar, and hardwood decks all collect mildew in Florida. The soft grain in pressure-treated lumber is especially vulnerable to splintering if you hit it with too much pressure. We keep our PSI under 1,000 and let the cleaning solution do the work. The result is a clean surface with the grain intact, ready for foot traffic or a fresh coat of stain. Composite decks (Trex, TimberTech, and others)

Composite decking does not rot, but it absolutely grows mildew. The textured surface that gives composite boards their wood-grain look also gives algae something to grip. Trex's own care guide recommends periodic cleaning with appropriate solutions and low pressure. We follow those guidelines on every composite deck we touch. No high pressure, no wire brushes, no abrasive pads.

Docks and piers

Waterfront decking takes everything a backyard deck does, plus direct water exposure. Docks and piers accumulate heavier algae, mineral deposits, and sometimes barnacle growth along the waterline. We clean residential docks and piers using the same low-pressure approach, adjusted for the heavier buildup. Stain prep

Planning to restain your wood deck? Cleaning is step one. Old mildew, dirt, and degraded stain all need to come off before new stain can bond properly. We can prep your deck for restaining during the same visit. Once the deck dries (typically 24 to 48 hours depending on weather), the surface is ready for your painter or for a DIY application. The North American Deck and Railing Association (NADRA) recommends professional cleaning before any refinishing work to ensure proper adhesion and longevity of the new finish.

Why Florida decks need cleaning more often

In drier climates, decks can go 2 to 3 years between cleanings. In Central Florida, the combination of 90% humidity, daily summer rain, and warm temperatures creates perfect conditions for mildew, algae, and mold to colonize any outdoor surface. Decks that sit under tree canopy or on the shaded side of the house are the worst. Not with standard high-pressure equipment. A direct 3,000 PSI spray will splinter wood grain, gouge soft boards, and strip stain right off the surface. We use low-pressure washing (under 1,000 PSI) combined with a deck-safe cleaning solution that does the heavy lifting. The solution breaks down mildew and algae at the root, and the low-pressure rinse removes it without tearing into the wood. The result is a clean deck with the grain intact.

How much does deck cleaning cost in Central Florida?

Most residential deck cleaning jobs run $200 to $450, depending on the size of the deck, its condition, and the material (wood vs. composite). A standard 200 to 400 square foot deck typically costs $200 to $300. Larger decks, heavy mildew buildup, or decks that need stain prep will be toward the higher end. Do you clean composite decks like Trex and TimberTech?

The manufacturer care guides from Trex and TimberTech both recommend periodic cleaning with appropriate cleaners and low pressure, which is exactly what we do. We never use high pressure or wire brushes on composite boards.

How often should I have my deck cleaned in Florida?

Once a year is the minimum for most Central Florida decks. Decks that sit under tree canopy or on the north side of the house may need cleaning every 8 to 10 months because they stay shaded and damp longer. Florida humidity feeds mildew growth year-round, and waiting too long allows organic growth to penetrate the wood grain or composite surface, making it harder (and more expensive) to remove.

Can you prep my deck for restaining after you clean it?

Yes. If you are planning to restain or reseal your wood deck, we can prep the surface during the same visit. Cleaning removes the mildew, dirt, and loose material. After the deck dries, the surface is ready to accept new stain. We recommend applying stain within a few days of cleaning, before anything has a chance to grow back. We do the cleaning and prep, then you or your painter handles the stain.

Will deck cleaning remove my existing stain?

Our low-pressure process is designed to clean the surface without stripping existing stain that is still bonded to the wood. If the stain is already peeling, flaking, or worn through, some of it will come off during cleaning. That is actually a good thing if you plan to restain, because the old finish needs to come off anyway for the new coat to adhere properly. We will let you know the condition of your stain when we do the estimate.
