The problem with Florida driveways

A driveway in Orange City or anywhere in Volusia County takes a beating that most homeowners don't think about until the damage is visible. Algae starts as a thin green film and hardens into a black crust. Tire marks grind rubber into concrete pores every time you pull in. Irrigation heads throw rusty well water across the slab. Fertilizer granules dissolve into orange streaks that a garden hose won't budge.

All of it happens slowly enough that you stop noticing. Then a neighbor gets their driveway cleaned, or you get a letter from the HOA, and the contrast is impossible to ignore. That dark, streaked surface used to be bright white concrete.

$150 to $300 for most driveways

Price depends on square footage, stain severity, and whether hot water is needed for oil or grease. We measure and quote on-site before starting.

How we pressure wash a driveway

This page covers concrete: poured slabs, stamped concrete, and exposed aggregate. Paver and travertine driveways sit on joint sand and take lower pressure, so they get their own method and price on our paver cleaning page.

We start by walking the driveway and flagging problem areas: oil spots near where you park, rust stains from irrigation, heavy algae under tree canopy, expansion joints packed with dirt. Each stain type gets a different pre-treatment. Oil and grease get a degreaser. Rust gets a targeted acid-based remover. General algae and mold get a surfactant that breaks the bond between the growth and the concrete pores.

After the pre-treatment dwells for several minutes, we pressure wash the entire surface with a commercial surface cleaner at up to 3,000 PSI. The surface cleaner spins two jets under a shroud, giving an even, stripe-free finish across the full width of the driveway. We overlap every pass. Edges, expansion joints, and the transition strip at the garage floor get detailed with a turbo nozzle. When the surface is clean, we rinse the surrounding landscaping, sidewalk, and curb, then do a final walkthrough with you.

Why it matters beyond looks

A clean slab sheds water instead of holding a film of growth, so it is less slick underfoot for your family and anyone walking to your front door. Regular driveway pressure washing keeps the black crust from building up, and while we are on the slab we spot cracks and settling early, while they are still small. If you're listing the house, we schedule active listings within 48 hours and send before-and-after photos for the listing file. And if you're applying a concrete sealer, a thorough pressure wash is the first step we do.

Most driveways in the Orange City area typically take one to two hours. We complete the job in a single visit, so you're not working around equipment for days.

Driveway Pressure Washing FAQ

How much does driveway pressure washing cost in Orange City?

Most residential driveways in the Orange City and Volusia County area run between $150 and $300. The price depends on square footage, the severity of staining, and whether hot water is needed for oil or grease. We come out, measure the driveway, and give you a firm price before any work starts.

Can you remove oil stains and tire marks from concrete?

Yes. Tire marks respond well to our surface cleaner at full PSI. Oil and hydraulic fluid stains need hot water to break down the petroleum, so we bring our hot water unit for those jobs. We will always tell you upfront if a stain has been sitting long enough to permanently discolor the concrete.

How often should I have my driveway cleaned in Florida?

Every 12 to 18 months for most properties in Central Florida. If the driveway sits under heavy oak canopy or the home is near a canal, once a year keeps it from getting ahead of you. The longer a driveway goes between cleanings, the more pre-treatment it takes to bring back.

Will pressure washing damage stamped concrete or exposed aggregate?

Not when it is done correctly. We adjust PSI and tip size for every surface type, and we use a surface cleaner attachment for even results without striping. Stamped concrete and exposed aggregate get a lighter setting than a plain slab so the texture holds up. Paver and travertine driveways are a separate service with their own method and price.

What happens to a stain that will not come out?

Some stains stay. Oil that has soaked into the slab for years and rust that has etched the surface can leave a faint shadow after treatment. Before we start, we walk the driveway with you and say which spots we expect to lift completely and which will only lighten. The price we quote does not change either way.
