Soft Washing

Low-pressure exterior cleaning that kills organic growth at the root. Safe for every siding type, every paint color, and every delicate surface on your property.

Classic Pressure Washing & Window Cleaning provides professional soft washing for house exteriors, stucco, vinyl siding, painted surfaces, and EIFS in Orange City and across Volusia, Seminole, and Orange counties, Florida. Soft washing uses low pressure (under 500 PSI) with contractor-grade surfactants that kill algae, mold, and mildew at the root without damaging delicate surfaces. Most residential house washes cost $250 to $500. Rated 5.0 stars from 47+ Google reviews. Licensed, insured, and locally owned since 2018. Free on-site estimates with same-day response.

Kill the algae, not your paint job

Why soft washing instead of pressure washing

If you live in Central Florida, you already know what happens to the outside of your house. Within a year, the north-facing walls pick up green algae. The stucco turns gray-brown. Dark streaks form under the eaves. The whole place starts looking ten years older than it is. That's not dirt you can hose off. It's a living colony of algae, mold, and mildew that's rooted itself into your siding.

Soft washing solves this. Instead of blasting surfaces with 3,000 PSI of water, which would gouge stucco, strip paint, and force water behind siding, our team applies a contractor-grade surfactant solution at low pressure. The solution penetrates the organic growth and kills it at the cellular level. Within minutes, years of buildup begin to loosen and lift. We then rinse the surface clean with gentle, low-pressure water.

Results last 12 – 18 months

Soft washing kills algae at the root, so your home stays clean 3–4x longer than a standard pressure rinse.

How the process works

This method is approved by ARMA, the Asphalt Roofing Manufacturers Association, and is the only cleaning method recommended by most siding and roofing manufacturers. High-pressure washing may look effective in the moment, but it only removes the surface layer of growth. The roots remain embedded in the material. Within weeks, the algae and mildew grow back. Soft washing eliminates the organism entirely, which is why results last three to four times longer than a standard pressure rinse.

Our team uses this method on stucco homes, vinyl siding, Hardie board, painted wood, EIFS, and brick. We also soft wash fences, pergolas, outdoor kitchens, and any other surface where high pressure would cause damage. The solution we use is biodegradable and safe for surrounding landscaping when applied correctly. We pre-soak all nearby plants before we start and rinse them thoroughly when we finish.

What to expect on cleaning day

If your HOA sent a letter, you're preparing to sell, or you're tired of looking at a house that doesn't match the neighborhood anymore, one soft wash visit handles it. Homeowners pull into the driveway afterward and don't recognize the place. The whole exterior goes from gray-green back to its original color.

Most house washes in Volusia County take half a day or less. We handle everything from the roofline down to the foundation, including soffits, fascia, gutters, downspouts, and exterior trim. When we leave, every visible surface has been treated and rinsed.

Surface-Specific Soft Washing

Every exterior material has different vulnerabilities. Here is how we handle the most common ones in Central Florida.

Stucco Cleaning

Stucco is the most common exterior finish in Orange City, DeLand, and most of Volusia County. Its textured surface looks great when it's new, but that same texture traps moisture and gives algae, mildew, and mold a place to root. Once growth gets into the pores of stucco, a garden hose will not touch it. And high-pressure washing is worse: 3,000 PSI etches the finish, blows out the aggregate, and leaves pockmarks that collect even more growth the next time around.

Soft washing is the only method that cleans stucco without damaging it. We apply a low-pressure surfactant solution that soaks into the texture and kills organic growth at the root. The staining lifts off without any mechanical force on the surface. Shaded walls, areas near irrigation heads, and north-facing elevations are usually the worst. We treat the entire exterior so the color matches wall to wall when we're done. If your stucco has turned gray-green, one visit brings back the original color. Vinyl and Aluminum Siding Cleaning

Siding panels overlap, and the seams between them are not watertight. Point a pressure washer at vinyl or aluminum siding and water drives behind the panels, where it sits against the sheathing and breeds mold you can't see. That trapped moisture can cause rot, insulation damage, and interior wall staining over time. High pressure also cracks older vinyl and dents aluminum.

Soft washing keeps the pressure low enough that water never penetrates the seams. Our cleaning solution handles the real problems: green algae streaks, the white chalky oxidation that forms on older siding, cobwebs packed into every corner, and the dark mildew lines that collect under each lap. We clean vinyl, aluminum, and Hardie board (fiber cement) siding using the same low-pressure method. The solution breaks the bond between the growth and the surface, and a gentle rinse carries it away. No water behind your walls, no cracked panels, and your siding looks the way it did when it was installed. Learn when pressure washing is the right call for harder surfaces like concrete and brick.

Mold, Mildew, and Algae Removal

Pressure alone knocks the visible growth off the surface, but the root structure stays embedded in the material. That is why a pressure-rinsed house looks dirty again in four to six months. The organism is still alive under the surface, and Florida's heat and humidity give it everything it needs to come right back.

Our soft wash solution kills mold, mildew, and algae at the cellular level. It penetrates past the surface layer and eliminates the organism entirely, not just what you can see. The result lasts 12 to 18 months on most homes, which is three to four times longer than a standard pressure rinse. We treat roofs, siding, walkways, fences, pool cages, and any other surface where organic growth has taken hold. The CDC recommends addressing mold promptly to protect indoor air quality, and exterior growth left untreated migrates to interior surfaces over time. If you're seeing black streaks on your roof, green film on your walls, or dark patches on your walkways, the growth needs to be killed, not just rinsed away.

Soft Washing FAQ

What's the difference between soft washing and pressure washing?
Pressure washing relies on high water pressure, typically 2,500 to 3,000 PSI, to blast away dirt and grime. Soft washing uses much lower pressure, usually no more than a few hundred PSI, combined with contractor-grade surfactants and cleaning solutions. The chemicals do the heavy lifting, not the pressure. This makes soft washing safe for surfaces that high pressure would damage, including stucco, vinyl siding, painted wood, and EIFS.
Will the chemicals harm my plants or landscaping?
We take precautions to protect your landscaping. Before we start, we pre-wet all plants, shrubs, and grass near the work area. After the job, we rinse everything down thoroughly. The solutions we use are biodegradable and break down quickly. In years of doing this work, we've never had a landscaping issue.
How long does a house soft wash take?
A typical single-story home in the 1,500 to 2,500 square foot range takes about two to three hours. Two-story homes or larger properties may take four to five hours. We complete every job in a single visit.
How long will my house stay clean after a soft wash?
Our cleaning solution kills algae, mold, and mildew at the root rather than removing it from the surface. Most homes in Central Florida stay clean for 12 to 18 months after a soft wash, compared to four to six months after a standard rinse. Properties with heavy tree cover or north-facing walls may see regrowth sooner.
